The following guidelines are part of our review process for residency at any Rental home with ZAID Royale Management, LLC.
Policies
➢Occupancy Guideline: Maximum of 2 Occupants per bedroom
➢A minimum of $100,000 Property Renters Insurance is required prior to moving in. ZAID Royale Management, LLC and the address of the home need to be listed on the Policy as “Additional Insured.”
➢ZAID Royale Management, LLC rental homes are smoke-free. Smoking inside the home is prohibited.
➢Move-in Monies, including hold fees, must be paid only by Money Order or cashier’s check. Application and Administrative fees are non-refundable.
➢ In certain residences, domestic pets are permitted (Breed and Weight restrictions do Apply)
➢Residents are responsible for electricity, water, sewers/septic, cable, phone, and internet.
Before moving in, proof that the electricity and water are in the applicant’s name is required before receiving keys.
➢Co-signor: Co-signor will be accepted in cases where the household income does not meet the minimum guidelines. Co-signors must apply as an occupant, meet all household qualifying criteria, and have a gross monthly income of five times the monthly rent. Co-signors will not be allowed for applications with unacceptable credit or other disqualifying factors.
Background Checks
Credit, Criminal, and Eviction checks will be obtained for each person over the age of 18 years, and each person must meet current criteria in all areas. Adverse history may be grounds for denying occupancy or requiring additional deposit monies. Felony records (including adjudication withheld or deferred), serious misdemeanors and sex-related or terrorism-related convictions will be cause for denial.
Rental verification will include obtaining your current and previous (if the current is less than 2 years) rental history.
Income
Combined household gross income of 2.5 times the monthly rent. Co-signors must have a gross monthly income of five times the monthly rent.
The application process will necessitate the submission of proof of income. This may encompass paycheck stubs, employment offer letters, tax returns, bank statements, and any additional documents that may be required.
